Orangery Style rear extension to Property in Tynemouth
Our client came to us to provide a quotation for developing their ideas and turning their project into reality. After contacting a number of Architects practises our client found us to be the best value for money and instructed us to proceed.
To start, we visited our client in their house, where they showed us around the property, gave us a bit of background to the reasons for the extension and showed us their initial thoughts and ideas they had sketched out, along with some magazine articles they had found in house style magazines.
They were initially surprised that the style of extension they wanted could be built within their budget as they had always thought anything out of the ordinary was too expensive. A simple explanation of why this isn't always the case and they were delighted to be able to move ahead with their first choice of design.
After a quick measured survey of the house (this is to get the measurements of the house, and is not a structural type survey), we left with the promise of issuing initial drawings back to our client within the next week.
Maintaining our promise we issued the drawings for feedback and after a couple of minor tweaks to the design, to ensure the client is 100% happy, we then submitted applications for both Planning permission, Conservation consent, and Building regulation approval.
The planning approval is the only approval that is outside of our control and is largely dependent on local planning policy and the views of the planning officer. In this case, the building was originally to be rendered cream to give a contemporary feel and to make a definite break in time line of the extension. The conservation officer felt this wasn't in keeping so the design was changed to brick, with the clients approval.
Just after Christmas 2010, the approvals were granted and work started in earnest shortly after in the new year. We will be updating this case study as the building progresses.

The New Utility and WC walls start to go up in the former garage area. Drains are laid and existing internal manhole cover is raised.

Walls are constructed up to Damp proof course level. The groundworks for the floor have been laid and the ducting for extending the underfloor ventilation space is just about to be laid. Within a few hours of this photo, the ground floor was concreted and left to dry out.

Problems connecting into the existing drainage were discovered, discussed on site with the building inspector and resolved quickly to avoid any delays

Walls are now constructed to a good height, giving a real sense of scale. Window and door openings have been formed and the contractor is expecting to be ready for roof to be fixed by the middle of week three
